RESIDENTIAL AND STUDENT HOUSING
RULES AND REGULATIONS
The following rules and regulations have been adopted by the Owner/Agent for the care, protection and benefit of the Premises and for the general comfort and welfare of all Tenants.
1.) Locks and keys:
a. The Agent will furnish a reasonable number of door keys to the Premises which will be surrendered on termination of the Lease. The Agent reserves the right to require a deposit for such keys to insure their return at the termination of the Lease. The Tenant will obtain keys only from the Agent and will not obtain duplicate keys from any outside sources. Further, Tenant will not alter the locks or affect any substitution of such locks as are presently being used in the premises without the written consent of Agent. If Agent consents, Tenant will provide Agent with copies of keys to such locks. Any and all locks added to any door will remain for the benefit of Landlord.
b. There is a $100.00 service charge to have the Premises opened. If you are locked out, you may call 704-334-5207 to arrange to have your door unlocked. After hours, the answering service will contact the Property Manager to assist you.
2.) Move-in/Move-out:
a. Prior to the commencement of the lease; Tenant, and Agent will complete a Move-In/Move-Out Report, requiring signature of both parties.
b. On the day of move out: The initial Move-In/Move-Out Report will be reviewed on the day of the move out. Any damage noted which was not on the Move-In/Move-out Report will be recorded and charged against Tenant’s security deposit.
3.) Security Deposit:
a. A deposit is required prior to occupancy of Premises. This fee is refundable, minus damages to the Property.
b. The deposit may NOT be used toward rental payments.
c. At move out, any damage noted which was not on the Move-In/Move-Out Report will be recorded and charged against the Tenant’s security deposit. Remaining deposit fees will be refunded when the Tenant moves from the Premises. Damages over and above the deposit amount will be billed to the Tenant.
4.) Inspections:
a. The Owner/Agent reserve the right to perform periodic inspections of the Premises to insure cleanliness and to inspect the condition of the Premises.
b. If applicable, furnishings in the Premises will be inventoried periodically. The Tenant will be billed for any items requiring repair or replacement. If applicable, it is requested that furnishings remain positioned according to the floor plans.
5.) Washers/Dryers:
a. If applicable, a washer/dryer hook up may be available. If Tenants would like to supply a stackable unit, contact the Property Manager. Hook up for large appliance will require Maintenance and will incur a fee.
b. If applicable, coin operated machines are available on the ground level of the Garden Terrace Apartments.
6.) Mail:
a. Garden Terrance Apartments: Mail will be delivered to mailboxes located outside by each apartment door.
b. House: Mail will be delivered to the mailbox on the property.
c. Mail must be addressed with the Tenant’s name, address, apartment number (if applicable), city, state and zip code.
7.) Parking:
a. The Landlord will provide specific parking areas for the Tenant and will require that the Tenant park only in those areas specified. Parking is limited to one or two marked spaces per Premises. If Tenant chooses to park in areas other than assigned, the vehicle may be towed at the Tenant’s expense. Additional parking will have to be on the street (if applicable).
8.) Maintenance:
a. Maintenance problems should be reported to 704-371-4866. Reports made after hours and on weekends will be taken by an answering service who will relay the problem to the Property Manager on call. Any non-emergency calls received by the answering service after working hours will be addressed the next working day by the Property Manager.
9.) Roommates:
a. If applicable, roommates will be assigned by Agent.
b. Changing rooms or roommates will only be considered with the consent of the Property Manager.
c. Tenants are responsible for notifying Agent of any change in residence.
10.) Standards of Conduct;
a. No overnight guests are permitted.
b. Possession and/or storage of weapons in or on the Premises will not be tolerated.
c. No use of tobacco or tobacco related products may be used in or on the Premises.
d. The Tenant will not make improper noises or disturbances of any kind, sing, play or operate musical instruments, radio, or television sets or any machine or device in such fashion as may be deemed by Agent to interfere with other occupants of the property.
11.) Utilities/Services:
a. Owner shall be responsible for charges for water, electric and gas service. Tenant shall be responsible for charges for cable television, internet and telephone.
12.) Fireplaces/Heaters/Grills:
a. No use of fireplaces or kerosene heaters inside the Premises.
b. No use of grills outside the Premises within 10 feet of any structure.
13.) Pets:
a. No pets of any kind are allowed in or around the premises.
14.) Emergencies:
a. Call 911 for emergencies.
b. Also call CHS security at 704-355-3333
c. Call Agent at 704-334-5207 after an incident has been reported to 911 and CHS security.
15.) Fire Safety;
a. Fire Extinguishers and smoke detectors will be provided in each unit, as required by law. This safety equipment should be used as necessary. Misuse, dismantling. Or disabling of any safety equipment will not be tolerated.
16.) Exterior of Premises:
a. Tenant shall keep the porches, patios, balconies and front/backyards free of clutter, unsightly items, and other personal articles.
b. Tenant shall not leave any personal belongings on the lawns, walks, driveways or in the halls, staircases or upon any common area.
c. Tenant shall not hang laundry, clothing, towels, rugs, carpets, etc. from windows or from porch rails.
17.) Grounds for eviction included, but not limited to the following:
a. The use of threatening, abusive or profane language.
b. Official complaints from neighboring Tenants.
c. Failure to pay rent (see lease Agreement for details).
d. Failure to evacuate the Premises after Lease termination.
e. Sever neglect of cleaning and upkeep of the unit.
f. False fire reports or misuse of safety equipment.
g. Theft of property.
h. Engaging in drug and alcohol abuse, including the purchase, sale, possession or use of controlled substances on the Premises.
i. Destroying, damaging, marking or defacing of property or equipment.
j. Inappropriate use of property or equipment.
k. Possession of a weapon of firearm on property.
l. Reasonable suspicion of overnight guests.
The Owner/Agent reserves the right to make such other and further reasonable rules and regulations as in its judgment it may from time to time deem necessarily for the safety, care and cleanliness of the Premises and for the preservation of good order herein. |
